The Long-Term Resident (LTR) Visa is a premium long-term visa program introduced by the Thai government to attract high-potential foreigners to live, work, and invest in Thailand. It is designed for individuals with strong financial standing, professional expertise, or retirement income who can contribute to Thailand’s economy and development.

The LTR visa offers long-term stability, reduced immigration requirements, tax incentives (for certain categories), and streamlined work permit privileges, making it one of the most attractive residence options available in Thailand.

The visa is administered by the Board of Investment (BOI) and is issued in cooperation with Thai Immigration.



Requirements for the LTR Visa

Applicants must meet general requirements as well as specific criteria under one of the four LTR categories.

General Requirements
• Valid passport
• No criminal record or prohibited immigration history
• Health insurance meeting Thai government requirements (or qualifying self-insurance)
• Meet financial and professional thresholds under the chosen category
• Not be prohibited under Thai law



Eligible Categories for the LTR Visa

Applicants must qualify under one of the following four categories:

For high-net-worth individuals seeking long-term residence in Thailand.

Key criteria:
• Personal assets of at least USD 1 million
• Investment in Thailand of at least USD 500,000 (real estate, government bonds, or approved investments)
• Annual income of at least USD 80,000 (or qualifying assets)

2. Wealthy Pensioner
For retirees aged 50 years or older.

Key criteria:
• Annual pension or stable income of at least USD 80,000, or
• Income of USD 40,000 plus qualifying investments in Thailand
• Health insurance coverage or sufficient savings for healthcare

3. Work-From-Thailand Professional
For remote workers employed by overseas companies.

Key criteria:
• Minimum 5 years of work experience in relevant fields
• Annual income of at least USD 80,000 over the past two years
(USD 40,000 may be accepted for certain industries)
• Employment with a well-established foreign company
• No employment with Thai companies

For experts working in targeted industries.

Key criteria:
• Employment or contract with a Thai or foreign company operating in targeted industries
• Minimum USD 80,000 annual income (lower thresholds may apply in some cases)
• Relevant professional qualifications or expertise

Targeted industries include:
• Technology & innovation
• Digital and creative industries
• Biotechnology
• Renewable energy
• Healthcare
• Advanced manufacturing



Application Process & Required Documents

Application Process
1. Submit LTR application online through the BOI LTR portal
2. BOI conducts qualification review
3. Receive endorsement letter from BOI
4. Apply for LTR visa at:
• Thai Embassy or Consulate abroad, or
• Thai Immigration (if already in Thailand)
5. Visa issuance and registration
6. Apply for digital work permit (if working)
